We do all the showings – If the house is vacant just give us the key, if not we will schedule times that are convenient for you the owner or current tenants. We show at night and weekends, whatever is convenient for the perspective tenant. Other property management companies don’t work nights or weekends!!
We do all the advertising at our expense:
- Entered on MLS – Multiple Listing Service – Gives East Bay Realtors and their client’s access to the listing.
- MLS entry goes out to the following internet sites – (Realtor.com, AOL.com, homestore.com, MSM.com, The Wall Street Journal online, NetZero.com, Netscape Networks, CompuServe, iWon.com, Excite.com, Juno.com, monstermoving.com, The Chicago Sun-Times – suntimes.com)
- Posted on Craigslist.com – updated twice a week – Monday & Friday
- Realtor sign in your front yard with for lease rider & brochure box with brochures.
- Add in Pleasanton Weekly and Danville Weekly newspapers.
- 459 Main St. Pleasanton office window poster (great walk by and walk in traffic)
- Web page postings on all team member web sites (aprox. 400 unique visitors a day). Our web sites attract tenants relocating from outside the tri-valley and out of state. Check out the following web sites.

We charge 5% of the lease amount. We don't charge any up front fees. We only get paid if we place a qualified tenant, and deliver you a signed lease with the tenants move in cost. Our fee is payable 30 days after the tenant move in.
